Santa Barbara City Council Adopts AUD Amendments for the Central Business District

Santa Barbara City Council adopted the following amendments to the AUD Multi-family Housing Program in the Central Business District (CBD) effective September 3, 2020:

  • Add high density with priority overlay in much of the Central Business District. The Priority Overlay allows for the development of projects from 37 - 63 residential units per acre with unit sizes ranging from 811 - 970sf floor area, depending on the number of units per acre being developed.

  • Change parking standards from one parking space minimum per unit to a maximum of one parking space per unit in the CBD.

  • Parking to be unbundled for multi-unit residential development in the CBD. Unbundled parking is selling or leasing parking spaces separate from the housing unit.

  • Increase the maximum height limit from 45 feet to 48 feet in the C-G and M-C Zones, within the Priority Housing Overlay.

  • Eliminate the 250-unit provision ending the initial AUD Program trial period, which would extend the AUD Program until August of 2021
